Presale marketing videos, made from the renders you already have

Your buyers can't walk through a building that doesn't exist yet. Olade takes your architectural renders, plans, and site material and turns them into cinematic video that makes the project feel finished, for launches, sales centres, social, and investor updates.

Why renders alone don't sell a presale

A render documents a building. It shows the massing, the materials, and the view the architect chose, and then it stops. Buyers deciding on a unit years before completion need to feel what it will be like to arrive, to walk into the lobby, and to stand on the balcony at dusk. A still can't carry that.

The usual answer is a full architectural animation from a visualization studio: a long schedule, a large budget, and a finished film that is hard to change when the floor plates or finishes move. A videographer can't help either, because there's nothing to film.

Olade works from what already exists. We take your approved renders and design material and produce camera moves, lifestyle scenes, and edits that stay true to the source, so marketing can start when sales needs it, not when a studio has capacity.

What you get

  • Launch film

A 60 to 90 second hero film for the project website, sales centre screens, and launch events.

  • Flythroughs from renders

Camera moves through your exterior and interior renders: the approach, the lobby, the amenities, the suites.

  • Social cutdowns

Vertical and square edits for Instagram, TikTok, LinkedIn, and paid campaigns, each composed for its own frame.

  • Investor and lender updates

Short progress and vision pieces to send with reports, capital raises, and approval packages.

Captioned masters and exports sized for web, screens, social, and presentations.

  • Artist's concept labelling

On-screen disclosure where your market or your lawyers require it, applied consistently.

How a presale video comes together

  1. Step 1

    Send what you have

Renders, plans, finish boards, the site plan, your brand guide, and the story sales wants to tell. There's no shoot to schedule.

  2. Step 2

    We build the film

We plan the camera moves and scenes from your material, add light, people, and atmosphere, and cut it to music and your message.

  3. Step 3

    Review in two rounds

You see the work before it's final and send notes twice. The founder is on the thread, so notes land with the person making the decision.

  4. Step 4

    Launch with every format

You get the master and every cut the channels need, ready for the day sales opens.

Who it's for

  • Condo and multi-residential developers

Presale launches where buyers commit to a unit long before occupancy.

  • Master-planned communities

Phased projects that need to show the whole vision and each release.

  • Commercial and mixed-use developers

Leasing campaigns that sell tenants on a building that's still on paper.

  • Marketing and sales agencies

Teams running a launch who need video without adding a visualization studio to the schedule.

Common questions

Do you need 3D models or CAD files?

No. We work from the renders and design material you already have. If a 3D model exists it can help with specific camera moves, but it isn't required.

How is this different from a traditional architectural animation?

A traditional animation is built from a full 3D scene, which takes a large team and a long schedule. Olade produces video from your existing renders, so it's faster to make and easier to update when the design changes.

Will the video stay accurate to the design?

Yes. Everything is built from your approved material and nothing is invented that the source doesn't support. Where scenes are illustrative, we label them as artist's concept.

Can you update the video when plans change?

Yes. Because the film is built from your renders, updated renders can be brought into the existing edit instead of starting over.

Do you work with developers outside Toronto?

Yes. Olade is based in Toronto and works with developers across Canada and the United States. Everything happens remotely, with calls on your schedule.

What does a presale video cost?

It depends on length, the number of scenes, and the formats you need. Book a short call and we'll scope it against your launch.

Not sure which of these you need? That's what the call is for.
